Park Lane Townhomes were originally constructed in 1969 as apartments and converted to condominiums in 1979.
The Homeowners Association undertook a major project to install new roofs, fences, and gates in 2016 with a $3.3 million loan, whose repayment is included in the monthly assessment. This loan will not be fully repaid until 2035.
The cast iron sewer pipes that serve our community have outlived their typical 50-year life and are now being replaced. Sewer or water lines have been replaced for 8 of the 33 buildings on the property.
The Homeowners Association has not accumulated reserves sufficient to cover these infrastructure expenditures, requiring multiple special assessments. Although sewer and water lines are not being replaced until failure, it is likely that all buildings will require these updates in the near future.
